Prepare for the property
before you pursue it.
A private, application-based experience for women preparing to make consequential decisions involving commercial property.
Property decisions begin before the property search.
Commercial property can support your business, produce income, preserve capital, or become the foundation for a new venture. Identifying a property, however, is not the same as being prepared to acquire one.
Before listings, financing, partners, or negotiations, you need a defined objective, acquisition criteria, an understanding of your readiness, and a disciplined way to decide which opportunities deserve further consideration.
For women preparing to move with greater clarity.
No previous acquisition is required. Serious engagement is.
A strategy you can use after the sessions end.
The goal is not more information to sort through. It is a framework for understanding what matters and what must happen next.
Objective
A precise statement of what your property must accomplish.
Readiness
An assessment of your financial and acquisition position.
Criteria
Standards for ownership, use, location, and return.
Screening
A repeatable framework for comparing opportunities.
Capital pathway
A preliminary direction for financing and preparation.
Action plan
A prioritized 90-day plan and longer-range path.
Begin together. Build the strategy. Leave ready to move forward.
The Founding Table
Meet the cohort, establish expectations, receive the workbook, and begin your Investment Intent Statement, readiness assessment, and preliminary criteria.
Ten Advisory Sessions
Move through readiness, property types, markets, deal measures, capital, opportunity screening, risk, diligence, and preparation for market participation.
The Forward Table
Test the framework, finalize your criteria, identify remaining gaps, and complete a 90-day action plan and concise Forward Statement.

Do I need to own or have selected a property?
No. You may enter with an active opportunity, an existing property, or a broader objective that needs to be refined.
Is commercial real estate experience required?
No. The intensive is for women prepared to engage seriously with the acquisition process, whether pursuing a first property or a more sophisticated next acquisition.
Is this a commercial real estate course?
It is an executive advisory intensive combining structured instruction, guided application, workbook development, and acquisition-strategy planning.
Will the sessions teach advanced underwriting?
You will learn the meaning and importance of key commercial real estate measures. This is not an advanced financial-modeling or technical underwriting course.
Will sessions be recorded?
Sessions may be recorded for internal use only. Replays will not be available because confidential information may be discussed. Participant recording is prohibited.
What happens if I miss a session?
There is no formal attendance requirement. Because the sessions build on one another, participants are encouraged to attend whenever possible. Cameras are optional during virtual sessions, and listening-only participation is fine when needed. Missed sessions do not include replays, replacement instruction, credits, extensions, or refunds.
Can I schedule additional calls with Jolandra?
Cohort support is delivered through scheduled group sessions and advance questions. Private Advisory includes ten additional calls and written follow-up. All access remains within the selected scope and schedule.
Will Jolandra find properties or negotiate for me?
Property searches, showings, offers, negotiations, and other brokerage services require a separate written brokerage agreement.
Does Private Advisory include a completed business plan?
It includes personalized guidance for one plan. The participant remains responsible for completing it and engaging any necessary legal, accounting, lending, research, or industry specialists.
May a business partner or spouse attend?
Each placement is for one accepted participant. Another decision-maker’s involvement will be addressed according to the participant’s circumstances and program structure.
Are placements transferable or other payment plans available?
No. Acceptance is individual, and the two published payment arrangements are the only options available.
Payments
Payments are nonrefundable. If a second installment is not received by its deadline, enrollment ends, the first installment is retained, and the unpaid balance is canceled rather than pursued.
Scope
The intensive provides commercial real estate education and advisory support. It does not guarantee financing, an acquisition, business or investment performance, or financial return.
Brokerage
Participation does not create a brokerage or agency relationship. Searches, showings, offers, negotiations, and transaction representation require a separate written brokerage agreement.
Specialists
Legal, tax, accounting, lending, appraisal, environmental, engineering, inspection, insurance, and other specialized work must be provided by appropriately qualified professionals.
Your property strategy should begin before the transaction.
Fifteen Cohort Advisory placements and five Private Advisory engagements are available.
